With limited coastal accommodations ranging from traditional camping, B&Bs to hotel/motels, Stewarts Point Store & Retreat offers an unparalleled open air retreat.

Our canvas cottages, located on a private ranch, perch at 400’ +/- elevation and sit 1250’ +/- from the edge of the rugged Sonoma Coast. A perfect mid-week respite or weekend getaway any time of year, this vantage point provides superior viewing, especially during the Grey Whale migration from Jan through May.

Our 12 x 14 canvas cottages are sustainably outfitted with locally sourced furniture and art, queen size beds, luxury linens, and wood burning stoves. The front porch with awning offers two rockers from which to “sit and sip” your morning French pressed coffee or evening spirits.

Stewarts Point Store & Campground

RENTAL AGREEMENT, INDEMNIFICATION AND ASSUMPTION OF RISK:

In making this reservation, the guest(s) expressly assumes the risk of any harm arising from their use of the premises (or others whom they invite to use the premises). GUEST(S) AGREE TO INDEMNIFY STEWARTS POINT STORE LLC AND RICHARDSON RANCH LLC TO THE FULLEST EXTENT ALLOWED BY LAW FROM AND AGAINST ANY LIABILITY FOR PERSONAL INJURY, INCLUDING DEATH, OR PROPERTY DAMAGE SUSTAINED BY ANY PERSON INCLUDING ANY INVITEES OF GUEST(S).

Guest(s) promise to reimburse Stewarts Point Store and Campground LLC and Richardson Ranch LLC to all damages to the property caused by guest(s) or their invitee(s) and shall be responsible to Stewarts Point Store and Campground LLC and Richardson Ranch LLC for attorney’s fees and other causes necessary to collect such damages as allowed by law. Guests shall be responsible for damaged or stolen property caused by guest(s)/invitee(s) misuse or negligence. Guest(s), shall be responsible to Stewarts Point Store and Campground LLC for the full amount of reimbursement of such property. This amount may be charged to the credit card on file or obtained by additional means if necessary. Additional guest(s) staying without the consent or knowledge of Stewarts Point Store and Campground LLC will result in an additional $100 charge per person to the credit card on file.

(VIOLATORS OF RENTAL AGREEMENT MAY BE EVICTED WITHOUT REFUND. Note: Any exceptions to the following policies must be approved in writing in advance).

Please observe the following rules for the comfort and safety of all.
Guest must comply with all federal, state and local laws.

DUE TO FIRE DANGER WE ARE A NON SMOKING
PROPERTY. ABSOLUTELY NO EXCEPTIONS. Any evidence of smoking will result in immediate removal without refund and additional
charges as necessary and allowed by law.
WE DO NOT CURRENTLY ALLOW DOGS or OTHER
PETS ON OUR PROPERTY. However, as animal
lovers, we understand how special your pet(s) is and a
boarding facility is available in Gualala (approx. 10 min.
north).

• NO DRINKING or EATING INSIDE CANVAS
COTTAGE(S) (only drinking water is allowed within
canvas cottage(s)). Please enjoy food and beverages on the
front porch, bar, picnic, and fire pit lounge areas.
• Reservations require full payment at time of booking.
• Reservation payments are returned if cancellation is
received in writing/email no less than 15 days prior to reservation
date – A La Carte package reservations are non-refundable.



Speed Limit
Our property and roads leading to it are to be traveled slowly and
posted speed limits are to be followed. The basic speed law is to
be followed at all times (do not drive faster than conditions
allow). Keep in mind the roads are used by residents and you
may pass another motorist on the private unpaved road-USE
CAUTION and CARE…The road to and from the camping area
allows guests to SLOWLY get from Hwy 1 to their campsite.
Only licensed drivers with current drivers license may drive on
private dirt road to and from camp. No driving is allowed on
any other of the Camp/Ranch roads. No motorcycles, utility
vehicles, atv’s or other misc. vehicles (on or off-road), gas or
electric powered vehicles or carts of any kind are allowed.
Any violation of the speed limit or vehicle use may result in
you and your party being asked to leave the campsite without
refund.


Parking/Designated Areas
Please park in the site at designated parking areas. Do not park out
of designated parking areas even if there is room to park elsewhere.
If a vehicle has to be left on the road for any reason it must be
pulled to the shoulder to let other traffic by…No vehicles under any
circumstance may be parked “blocking” thru traffic. NO Vehicles
are allowed on any roadway other than the “main road” between
Hwy 1 and camp. Absolutely no leaving this roadway and no off-roading.

Please play horseshoes only in designated area.

Camping
Please camp only in designated camp sites (meaning in your canvas
cottage or tent if you have rented an additional tent space behind
the canvas cottage). All belongings must be inside your site area,
or in your tent. No open air camping. You must be in a canvas
cottage or tent at night. No moving of tables or fire pits. Build fires
only in provided fire pits or provided stoves. No ground fires or
fires built in your own portable BBQ, pit or stove. Fires must not
be built on high wind days or when other conditions would make it
unsafe to build and maintain a fire. EVERY GUEST must identify
where all fire extinguishers are AND water faucets/hoses before fire building. Any fire built is the responsibility of the builder and must be maintained in a safe condition at all times. No hot coals may be left in the outdoor fire pit and fire pit/coals must be extinguished with water (not dirt). Cottage stoves MUST be completely burnt out and DAMPERS on stoves COMPLETELY SHUT, so as not to spread ash/ember within cottages whenever the guest leaves the cottage.

Because there is wildlife in the area, it is important to be aware of one’s surroundings and keep food secured at all times. Do not to engage in behaviors that attract or harm animal inhabitants.

Water Use
We are eco-conscious property and ask that guests be mindful of
water use. It is important especially during dry months to
ensure that water is available for emergencies. Water hoses can be
found near the community fire pit, kitchen sink and shower area. It
is the responsibility of ALL GUESTS to identify where the hoses
are and make sure they work before building any fire in a
designated fire area. Please note that the water provided for
shower(s), kitchen area and hoses is intended for bathing, washing
dishes or emergencies. It is not intended for drinking. You must
supply your own drinking water.

Repairs and Service Calls

We cannot guarantee against mechanical failure of equipment and appliances. Please report any equipment that is not operating properly. We will make all efforts to resolve the problem as quickly as possible.

Inclement Weather
Please remember our canvas cottages are outfitted for inclement weather and even if the weather is a surprise, it can still be part of an unforgettable experience. In fact, during our winter months some of the best coastal viewing can occur. At any rate, we do not issue refunds on account of inclement weather, regardless of time of year/season.

We are Verizon friendly but service is not guaranteed. There are
no landline phones, TV’s/radio on the property. Guests are welcome to bring docking stations/radio but they will need to be battery operated or connected to a car battery or separate power source. While many guests prefer to unwind and “just do nothing”, some enjoy adding to their experience from our a la carte menu.

Stewarts Point Store Cottages and Campground topography sets it apart from other local campgrounds, encompassing more than the stunning views. Aside from the surf, guests may hear coyotes, owls and other nocturnal creatures. Our environment is not conducive to the all night “party go-er” and depending on how guests book their stay, there may be other guests in the canvas cottage nearby. Please respect their privacy and enjoyment of the camp. Noise violations after 10pm can result in removal from the property. Moreover, disrespectful conduct of any kind is not allowed and will result in eviction.

Respect and Protect the Forest and the Environment
Our forested areas help create the special environment that our
guests enjoy. Please respect the forest and adjacent property. Do
not leave any trash or debris. Pick up after yourself.
Do not hang, wrap, or tie anything from the trees, woody debris or vegetation including clotheslines, hammocks, ropes, chains, etc.. We provide one bundle of firewood to be used at guest discretion -if you run out, we offer
firewood for sale at the Stewarts Point Store (approx 5 min away).
Please do not gather firewood from our forest. No tree climbing,
carving, defacing, nailing, etc. of any trees, stumps, rounds or other
wooded debris. No dumping of trash or greywater or any type of
waste material anywhere at camp or on the adjacent lands.
When you arrive you will find a clean camp free of litter. We ask
for your help in maintaining it. Please do not throw trash of any
kind on the ground regardless of its size or type. Place waste in a
trash bag or one of the designated trash cans. Do not throw
anything into the bushes, off the road or in any other wild area.
Check your canvas cottage and camp area before you go. Excessive
clean-up will be charged as a cleanup fee. To avoid this, please
leave the cottage and retreat area in its pre-arrival condition.


No Hunting, Gathering or Fishing
Hunting & fishing areas can be found off-site from your private
retreat. There are private ranches, guides, charters, etc. that can help
with your specific activity. However, hunting, fishing, gathering
and foraging are prohibited on the property and adjacent land.
THERE IS NO BEACH ACCESS, ROAMING RIGHTS,
HUNTING/GATHERING or FISHING ACCESS from SPS &
Campground. Please Note: Hunting, gathering and foraging are
typically not allowed at State or Regional Parks so be sure to call
the Park first if you plan to gather/forage.
Absolutely NO RECREATIONAL SHOOTING of ANY KIND. No
explosive devices allowed. This includes but is not limited to rifles,
shotguns, pistols, black powder weapons, sling shots, bb guns,
pellet guns, archery devices, bows & arrows, explosive devices,
model rockets, propelled engines, fireworks etc..
This property is privately owned. SPS & Campground and its
management reserves the right to refuse entry. SPS & Campground and
its management assume no liability for loss or damage to guests
property and/or injury to any person or camping party arising out of
the use of its facilities. Guests and all other users of this property
are liable for all property damages. Camping vehicles must be of
suitable appearance, meet all manufacturer's standards and be
currently licensed. Slide in pick-up campers cannot be removed
from the truck.

No long term tenancy NOTICE: Pursuant to California Civil Code
Section 799.20, et seq., a recreational vehicle may be removed from the
premises without judicial hearing, after the service of a 72-hour notice
if the occupant who has been in the park for 30 days or less, has either:
(1) failed to pay for his/her occupancy in the park, or (2) failed to
comply with the park's rules and regulations.
Stewarts Point Store & Campground LLC and its management reserves the right to refuse service to anyone and will not be responsible for accidents, injuries, death, loss of money, jewelry or valuables of any kind.
