Our cabins are private. Tucked into a shaded aspen grove and spaced generously apart, we are the perfect respite after a day spent exploring.

Our location is unparalleled. A short drive will have you experiencing the most scenic parts of Glacier National Park, the Blackfeet Reservation and Canada.

Our service is excellent. We will happily recommend where to go and what to see when you're here. We want you to love the area as much as we do.

Environmentally Minded. We generate approximately 90% of our energy needs through our onsite solar arrays.

Terms & Conditions

Payment & Cancellation Information
-Payment in full is required at the time of booking.
-Cancellations made with greater than 30 days notice from the date of check-in will be fully refunded less a 10% processing fee. The processing fee is non-refundable for any reason.
-Cancellations made within 30 days of the date of check-in will not be eligible for a refund, for any reason.

Refund Information
If a refund is deemed warranted in accordance with our cancellation policy, it will be issued to the credit card used for booking. Refunds may be issued via check if the date of refund is greater than 120 days from the original booking transaction. This is due to fraud protection measures in the credit card industry.

Reservation Changes
- Reasonable changes to your reservation may be made up to 30 days prior to your scheduled arrival date, subject to availability. Changes will not be allowed within 30 days of your scheduled arrival date.
- Reservations for one night are not permitted. Any reservation changes must meet our two night minimum requirement.
- Refunds for late arrivals or early departures will not be granted.
- Reservations can not be rolled over to a future year.

Travel Insurance
Due to the seasonal nature of our business, we are unable to deviate from our cancellation policy for any reason. We strongly recommend that you obtain travel insurance to help protect you from unforeseeable events such as illness or injury, wildfire, road closures, natural disasters, inclement weather and travel delays.

Rental Agreement
This Short Term Rental Agreement (the ''Agreement'') is made by and between the Park Cabin Co, LLC (PCC) and (Guest) as of the date of the booking of the reservation, (DATE). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is located at 75 W. Shore Duck Rd., Babb, Montana.
2. Rental Party: The rental party shall consist of Guest and the persons indicated in the Webreserv system when the reservation is made. No pets.
3. Maximum Occupancy: The maximum number of guests for the Cosley and Sunrift cabins is limited to 5 persons. The maximum occupancy for the Snow Moon and Falling Leaf cabins is 3 persons. The maximum occupancy for Floral Park is 2 persons. Over-occupancy and/or concealment of additional guests may result in revocation of the reservation and early termination of this contract at the sole discretion of PCC, and/or additional charges at the discretion of PCC.
4. Term of the Lease. The lease begins at the above referenced ''Check-in Date'' and ends at the above referenced ''Check-out Date.'' Failure to abide by the established 10:30 AM “Check-out Time” may result in the charge of an additional night’s stay at the discretion of PCC.
5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow PCC owners and employees access to the property for purposes of repair and inspection. Guest shall exercise this right of access in a reasonable manner.
7. Rental Rate and Fees: Payment in full for the entire period of the reservation, as referenced above and calculated through Webreserv, is due at the time of booking.

9. Payment: Acceptable payment methods are Visa, American Express, and MasterCard, and Discover.
Rental Rules - Exhibit A
1. Smoking is NOT permitted on the property, within in the cabins or on the porches. A $500 cleaning fee will be charged to the Guest’s credit card if evidence of smoking is found.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3. Guests should not create excessive noise at a level that disturbs neighbors, particularly between the hours of 9pm and 7am MST.
4. Keep the property and all furnishings in good order.
5. Only use appliances for their intended uses.
6. No grills or camp stoves are allowed to be used on the property.
7. Pets are NOT allowed. A $500 cleaning fee will be charged to the Guest’s credit card if a pet is found to have occupied the cabin.
8. Please park in designated gravel areas only. Please do not park in grassy areas. Please drive only on gravel roads, and not through fields or yards.
9. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
10. Any garbage must be stowed in the proper garbage receptacle. Be bear aware and keep garbage inside at all times. Contact PCC management if you would like your garbage removed.
11. Water and Septic: The property is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products, or anything other than toilet paper, have been flushed and clog the septic system, you could be charged damages up to the extent the law allows. Please do not waste water as all of the rentals are supported by the same well.
I, the Guest, have read these rules and understand them. The Guest agrees to the terms of this Rental Agreement, as evidenced by marking the appropriate checkbox in the Webreserv system and submitting payment to PCC.
